01 · The story

A poor kid from a little town in East Texas

“I grew up in a little town, a poor kid from a little town in East Texas. I actually graduated from University of Texas way a long time ago and then just stuck around.”

He is a sixth-generation Texan. He has been a licensed broker for 24 years, is responsible for the sale of several thousand homes across Texas, and co-owns Watters International Realty. There are teams working with him in Austin, Dallas–Fort Worth, San Antonio and Killeen.

He is fairly economical about the whole career.

“It's the only real job I've ever had.”

He has worked the top of the market — Grammy winners, a country music entertainer of the year, houses at three million dollars. He is unusually direct about why that is not the part he kept.

“It's not rewarding to sell a three million dollar house. There's no transformation there. And I like helping folks like you who are transforming from anxious renters to confident homeowners.”

03 · The argument

First time homebuyers don't take advantage of first time homebuyer programs.

“Now say that out loud and tell me how crazy that sounds.”

“There are people in my industry unfortunately who don't make as much money when you do use a program like this. Write that down. Follow the money.”
“Some programs appear to be really restrictive, but here's the cool thing. They have loopholes that you could drive a Mac truck through.”

04 · The license

Why a broker went and got a mortgage license

“I also have my mortgage loan officer license, not because I think I'm going to pick up a lot of mortgage loan business, but rather because it allows me to legally talk to you about things like payment estimates and different programs.”

It is a small point that explains most of the rest. Without the mortgage license he could not legally talk a buyer through a payment estimate or a specific program, which is the only conversation actually worth having.

05 · Outside the business

He sends East Texas kids to college

“My big give outside of that is to help kids who are economically disadvantaged from East Texas go to college. I just gave out my twelfth scholarship. I'm on number thirteen right now.”

It is a college scholarship, not a homebuying one, and it has nothing to do with the business. He counts them one at a time.

“They say the best time to plant a tree was 20 years ago. The second best time is today. Let's go plant us a tree today.”
