Texas has more than sixty homebuyer assistance programs. Most buyers are shown three. Brad walks an audience through what is actually on the list, who each one was written for, and how a renter is supposed to find out any of it exists.

Why the programs stay quiet is not a mystery, and it is not a conspiracy. It is arithmetic. Some people in the business earn less when a buyer uses one. Brad says that part out loud, which is the reason producers book him.

Most buyers who do not buy were never turned down. They looked at a short list, decided it was not for them, and stopped. No application, no conversation, no actual answer. That quiet exit is the real story in first-time homeownership and almost nobody covers it.

Bradley Pounds is a sixth-generation Texan and a licensed Texas real estate broker of 24 years, responsible for the sale of several thousand homes across the state. He is also a licensed mortgage loan originator, which he did on purpose so he could legally talk a buyer through the numbers. He founded HomeBuyerSchool.com, where he teaches first-time buyers what the state’s sixty-plus assistance programs actually say. He grew up poor in East Texas and sends kids from there to college.
